Finding a property

The first step is to Register Online Property2c & provide brief details about yourself and the type of accommodation you require. We then search our database for suitable properties for you to view. If your enquiry is not urgent, Property2c shall  log your details and contact you when suitable properties become available. It is advisable to start looking at least a month before you wish to move, as the more desirable properties are viewed and reserved quickly.  Our tenancies are granted on a Short Assured tenancy basis with a minimum term of 6 months.

 

Viewings

Viewings will be arranged at a time to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who will provide comprehensive advice and answer any questions you may have.

 
Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'holding deposit', equivalent to 50% of one month's rent. Assuming that the tenancy goes ahead, this fee will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, the deposit shall also be refunded, in full. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide or disclose full and accurate information in your application.

References

As a minimum we may require satisfactory references from your employer (or college) and a previous or current landlord. We may also require a personal reference, and a Cautioner (guarantor). In addition a credit check will be undertaken by an independent referencing company.

Rental

Rents are normally quoted per calendar month, payable monthly in advance. The tenant is usually also responsible for Council Tax and any other utility services serving the property. All rents are payable by bank standing order to our company bank account.

Deposit

A security deposit of a minimum of one month's rental must be paid, and will be held by Property2c as stakeholders in a secure client account throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities that may arise under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.  This account is non-interest bearing.

Fees

There are NO charges for registering your property requirements with Property2c.  Only when you identify a property that you wish to rent will Property2c make a charge amounting to £20 per applicant to cover Administration & Processing costs.

Inspected for electrical safety.

All furniture complies with fire safety legislation.

Security deposits (bonds) are held in a designated Client Account in accordance with current RICS (Royal Institution of Chartered Surveyors) Code of Practice.

 

Tenants Contents Insurance

Comprehensive Tenant insurance services are available ONLINE.  Individual Student Insurance cover is also available ONLINE.  All tenants are subject to full credit referencing checks and required to take out property insurance cover against lock replacement, damages etc.
